2 New Dwellings in Trethurgy, St Austell
We are pleased to confirm that planning permission has been granted for two self-build dwellings on land at Trethurgy, St Austell.
Working closely with the applicant, the proposal was carefully refined following earlier feedback from the Local Planning Authority. Key considerations included tree retention, the historic importance of Roseland, overdevelopment concerns, design and materials, drainage, and the protection of the existing footpath.
The approved scheme delivers two well-proportioned, two-storey dwellings that reflect the local vernacular while meeting the needs of modern family living. Traditional Cornish elements—such as stone and granite elevations and natural slate roofs—ensure the homes sit comfortably within the surrounding built form, using recessive materials to maintain a respectful visual presence.
The dwellings have been designed to an appropriate scale and massing, avoiding any overbearing or overlooking impacts and ensuring they integrate sensitively with the character of the area. Importantly, the historic bronze footpath remains fully protected, with no encroachment from the development.
The proposal aligns with Policies 12 and 23 of the Cornwall Local Plan and supports the aims of the 2024 National Planning Policy Framework, contributing a sustainable and well-considered addition to local housing provision.
