Planning Approved
Coastal Replacement Dwelling, St Mawes

We are pleased to confirm planning approval for a high-quality replacement dwelling at a spectacular coastal site in St Mawes, located just 130 metres from the historic St Mawes Castle.

The approved design replaces a modest existing property with a sustainably built home that celebrates its exceptional coastal setting. The proposal combines traditional form with contemporary detailing and uses a carefully considered palette of materials, including natural stone, slate, zinc, timber cladding and lime render. The scheme also incorporates a series of landscaped terraces leading to an improved sea wall, creating a strong connection between the house and its shoreline location.

Design & Sustainability Highlights

  • Contemporary design with a traditional building form

  • Air source heat pump, solar PV and MVHR system

  • High levels of insulation exceeding current energy standards

  • Native planting, biodiversity enhancements and bee bricks

  • Coastal defences assessed and reinforced

  • High-quality materials suited to the coastal environment

This was a complex application requiring careful navigation of heritage, landscape and environmental constraints. Supported by specialist reports covering ecology, energy efficiency and coastal resilience, the proposal demonstrates how thoughtful, design-led planning can unlock potential in sensitive coastal locations.

We are delighted to support our clients in delivering a sustainable, future-proof home that respects both the setting and the wider character of St Mawes.

If you’re considering a coastal or replacement dwelling project, our team would be pleased to help.
